Video Rental Marketing SHOULD be a Big Topic

I recently wrote the following article on video marketing for leasing / renting rental properties.  I plan to make this theme a much larger part of blog entries as I believe the industry doesn’t spend enough time on these type of marketing issues:


Video has gone big on the Internet.  The stats are in on video for renting apartments and rental homes.  If you aren’t doing it, you are missing out on closing more rental and more secure revenue.  So, let’s get serious about what the elements of a successful video rental program are.

First, don’t be afraid.  Video works and you don’t have to be Robert Redford or a videographer to do a descent job.

Second, you need some equipment, but you don’t have to pay a fortune.  You can get a camera that will do a good job for as little as $150.  You can spend thousands or even tens of thousands, but this is overkill.  Second, a good boom microphone like sold at most Radio Shacks is sufficient.  You’ll probably spend under $50 for  this item.  Microsoft movie maker can edit any video or put presentations in video.  Apple has similar products on their machine and you know what’s great?  They are free.  Next, you need a video screen capture tool.  This let’s you put presentations to video as you give your audio pitch to them.  Guess what?  Camstudio is a free tool that for most uses will do absolutely everything you need.

Third, put your information together using a simple format.  I prefer the FAB approach.  What is FAB?  Feature, advantage, benefit will structure your presentation and create a compelling sales approach.  Features are facts about the item you are selling.  Advantage is an emotion packed deliverable from the feature.  Benefit should end with another emotion hitting point closing the sale on the feature.

Fourth, the  key to good video is a good script.  Try to put together what you will say as if you were talking to your best friend.  Next, rehearse.  6 times or even 12 times is not too much.  Preparation is the key to a good video.  Remember every video you make should make you better delivering a video.

Fifth, a few items for the video.  Talking heads are good.  People like to see you.  You don’t have to drag it out.  A bit of you at the beginning or end is enough.  Of course, if you want to be there for the whole deal, that is good too!  If you are doing a video.  For  presentations, motion is good.  Animate your bullet points.  Learning to use these tools under Microsoft PowerPoint takes about 30 minutes to an hour.  Also, add visuals with each bullet point to give each one  some emotional punch.  Emotional punch equals sales.

Having done all of this, the last and 6th key is distribution.  Tubemogul is your friend.  This web service will automatically deliver your video to a whole list of sites.  You’ll have to sign up for each individually, but after that you can distribute your leasing videos all over the  web.  Of course, your first action should be to put them on your own website.  And, ladies and gentleman you have the basics of a great rental housing marketing video.
