I posted a question on LinkedIn asking this question… Actually, my question was really more along the lines of is a 10% Cap rate the new norm. Some said, “TOO LOW”. Others said, “10%, you can say that STUPID!”. Still others said, “That is a grossly oversimplified statement.” Frankly, I have to agree with the last group. However, I was really trying to turn the crank on should we be looking at. Obviously, the answer is lots of things. Also, the answer is obviously not what it was a year ago.
I will say this. In the year 2010, the value proposition better be strong and deep. Cash is definitely speaking more loudly than it has in a while.
