How Should A Weakening Occupancy Environment Impact Due Diligence?

Occupancies are projected to weaken well into 2010.  What effect should this have on due diligence efforts?

In my estimation, the effect should be to narrow our focus and business plans to choose properties that can be strengthened economically now and will recover more quickly later.  More specifically, choose properties at prices that will work in today’s environment and that will respond more quickly as rental demand strengthens.

This implies:

  • Buy in markets that offer firmer economic ground now and in the future.
  • Select locations with strong traffic exposure.
  • Look for opportunities to reduce expenses to increase immediate margins.
  • Select locations with inherent limits on competition to lock in future rent growth.
